Selling or buying on the Front Range

Why the roof comes up at closing

Roofs along the Front Range take hail, wind and strong sun, so buyers and insurance companies often ask about the roof's age and condition during a sale. A written certification answers that question before it holds up your closing.

3G has been inspecting and roofing in Colorado Springs since 2008 and is GAF Master Elite and GenFlex certified.

A roof certification covers the roof only. It doesn't replace a full home inspection.

Questions

Inspection and certification FAQs

What is a roof certification?

A written statement from a roofing contractor that the roof is in good condition and expected to last for a set term, from 1 to 5 years, after any needed repairs.

Who orders a roof certification?

Usually the seller or the seller's agent, sometimes the buyer. Anyone involved in the sale can book it.

What if the roof doesn't pass?

We'll send you photos and a repair estimate. Once the repairs are done, we can certify the roof.

Is the inspection really free?

Yes, the roof inspection is free. If you need a written certification or repairs, we'll quote them before any work starts.

How fast can I get the report?

The report comes from our inspection app and is texted to you. Tell us your closing date when you book and we'll schedule around it.

Does a roof certification replace a home inspection?

No. It covers the roof only. Your home inspector looks at the whole house.
